What we do for families in probate

We’re not attorneys. We take care of the practical side of probate, and we connect you with the attorneys and financial folks who handle the rest. Wherever you are in the process, even after it’s closed, we can help.

Help with the probate process

Need legal help? We’ll connect you with a trusted attorney. They handle things like:

Guidance on necessary paperwork
Filing the petition for probate
Identifying assets and debts
Heir search support services
Notifying heirs & beneficiaries
Preparing an inventory of property and accounts
Collecting, managing & protecting assets
Handling creditor claims
Tax regulations and filing requirements
Drafting accountings of estate transactions
Assisting with asset transfers to beneficiaries
Preparing final distribution reports
Handling mediation sessions if necessary
Settling estate accounts

Help with real property in probate

Near or far, we can take care of common property needs, like:

Personal property cleanouts
Lock changes & property protection
Property visits and check-ins
Weatherization and winterization
Junk haul-aways & estate inventory
Estate sales
Relocating family members & senior downsizing
Property rehab and renovations
Help selling probate property
Closing documents with title companies
Title and deed issues on probate property
Live-in tenant situations
Reverse mortgage & pre-foreclosure help
Turning inherited property into an investment

The house is usually the hard part. We’ll help you and the other heirs look at the options and land on something everyone can live with.

Help planning for a better future

It’s worth planning ahead. When you’re ready, we’ll set you up with the right person for:

Draft a valid will or revocable living trust
Beneficiary designations on accounts & policies
Placing the estate in trust for beneficiaries
Joint tenancy with right of survivorship
Transfer-on-death deeds
Payable-on-death bank accounts
Gifting assets during your lifetime
Small-estate transfers via affidavit
Using life insurance to pass assets outside probate
Special needs trusts for dependents
Irrevocable life insurance trusts (ILIT)
Charitable remainder & gift planning
Family LLCs for property protection
Connecting with a financial advisor

Help with other common needs

Some things don’t fit in a neat box. That doesn’t mean we can’t help. A few other things we take on:

Help with collectibles
Inheritance cash advances
Arranging storage units
Mail forwarding issues
Finding elder-care resources
Housekeeping for absentee owners
Help rehoming pets
Mediation if family disputes arise
Life insurance policy lookups
Auction sales & consignment
Referrals to estate-sale professionals
Finding a CPA for tax preparation
Referrals for a will contest
General life-transitions assistance

Whatever you’re dealing with, we can probably take something off your plate. Just ask.

Is there a cost involved?
Not everything here costs money, and a lot can be billed to the estate. If you’re the personal representative, you may be able to bill the estate for your time. Most of the time we can settle up at close, or another way that works for you. And asking is always free.
